Home Move Report
The Sage & Elder Home Move Report contains all of the initial research and planning required to provide you with a complete guide for a home move tailored to your needs. Our Home Move Specialist will meet with you in person to discuss your reasons for considering a move, your circumstances and any restrictions you face. They will then produce an extensive personalised report with everything you need to be able to decide on the best next steps. You will have a useful tool to start discussions with loved ones, plan for the future, or start taking action towards moving home.
Your Home Move Report will include:

The Home Move Report has a simple, one off cost of £1250 + VAT. With the report in hand, you will have everything you need to move forward with researching your new home options by yourself, or you may decide it is not yet time to move, with the confidence you are making the right decision.
When you are ready to move home, if you would like to work further with Sage & Elder we can support you with our comprehensive Property Finding and Home Move Management Services. The cost of the report will be deducted from any further fees you pay for our services at any time in the future.
Property Finding
Once you have decided that it is time to move home, Sage & Elder can help you with every element of finding the right new home.
Equipped with the clarity provided by the Home Move Report we will identify suitable new homes for you. Whether you are looking to move to a retirement community, require a supported or care environment, or are simply looking for a property with less maintenance, we will do all of the research of available suitable properties. We will organise viewings, speak with selling agents, developers or care providers, and ensure that you are only viewing suitable properties for your needs.
We will attend viewings on your behalf, or alongside you, and ask the questions that matter to ensure you have all the information you need to make a choice about your future, supporting and guiding you as to your options and ensuring you keep your reasons and requirements for a move at the heart of your decision making.
Once you have chosen a new home, we will use skilled negotiation on your behalf, saving you money, time and stress.

Once you have decided that you are ready to move home we will:

Arrange professional valuations from trusted local agents, guide you as to how to proceed to get the best possible sale on your current home.

Oversee the marketing of your property for sale and ensure agents deliver on their promises

Recommend the right professionals to support you on your way including financial advisers, solicitors and specialists

Help with the selling and buying processes, ensuring all the details are taken care of and nothing is missed.

Coordinate your move, arrange for removals and plan for any decluttering and storage required

Support you through the move process from start to finish, with practical support as you settled into your new home
We understand the emotional and physical strain that a home move in later life can be and so most importantly we will be there to provide steady, trusted support when decisions feel daunting. We will liaise with your family to ensure everyone understands the decisions that need to be made and we will ensure that you have a listening ear and calm guidance every step of the way.
Our Fees
At Sage & Elder we will always be completely transparent about what our services include and what fees are involved with working with us. Before making any commitment to work with us we invite you to have a free, no obligation 30 minute call to discuss your potential move and how we might be able to help you. Our Home Move Report has a one-off flat fee of £1250 + VAT with no future obligation to use our services. This allows you to experience our quality of service without committing to a move and to decide if we are a good match to work together further. The cost of the report is taken out of any future fees if you go on to work with us further.
Our full Home Move Management service is a comprehensive service with no time limit or restriction on our working relationship. The cost of our full service is £20,000 + VAT, paid in instalments on instruction, acceptance on an offer to sell or purchase, and the balance due on completion. If you do not require our full Home Move Management service, but would like our support finding a property, our Property Finding services costs £10,000 + VAT.
If you require a bespoke service outside of these offerings, we will provide a quote accordingly. Our fees will never change once agreed, even if your move process takes longer or is more complicated than initially expected. We will always aim to save you as much as you spend in our fees in negotiating on your behalf and helping you get the best possible value from your sale, ensuring our services save you time and money.
